(I speak only of what can be seen in chapter 2 of the anime without having read the manga) Mami seems to be quite aware of the emotions and feelings of the people around her, and she knows how to use that to her advantage. I don't know if she's very good at manipulating or all the other characters are dumb. But as I understand it she just wants attention. I don't know why she was dating Kazuya, but it seems pretty clear to me that she didn't love him. She broke up with him in a very direct way, blocking him from her social networks but still treating him "well" at university. I think it's kind of obvious that when she saw that Kazuya had a new girlfriend she felt somehow replaced, and even though Kazuya doesn't mind and teases him, she doesn't want to stop receiving attention from him. That is why she ridiculed him in front of Chizuru so that they would fight (or at least to ridicule Kazuya) and once she saw that they separated, she took the opportunity to attack inviting him suggestively to his house. It's clear to me that she doesn't love him and only wants the attention he gives her. I think she has a strong Fe-Ni and that is why she is so good at manipulating, I hope she's not just an empty character and that over the course of the chapters they explain the reason for her attitude.
